Affordable Housing Qualifications
To qualify, applicants must meet certain income, household, and documentation requirements.
Key Requirements
- Household income is based on gross annual income (before taxes and deductions) from all sources, including employment, benefits, child support, pensions, and investments
- Student households: Households made up entirely of full-time students are not eligible. However, if at least one household member is not a full-time student, the household may qualify
- Documentation is required for all household members (income, assets, household size, student status, etc.)
- Assistance programs may be accepted (such as housing vouchers or rental assistance)
Income Limits / AMI Tiers
Households earning 60–80% of the Area Median Income (AMI) may qualify. Income limits depend on household size and are updated annually by HUD/state guidelines.

- Total Cost: Add everything up to get your monthly cost.

These are charges included in your monthly payments. Some are payable along with rent, while others may be paid directly to utility providers or external third parties. Certain required monthly charges, like utilities, may fluctuate based on actual usage or seasonal rate changes, resulting in varying costs each month.
Common Area - Electric: $1 - $13 (Based on unit occupancy)
Internet Service: $70

Pet Deposit (Refundable): $400
Pet Rent: $50
Key FOB (Replacement or Additional): $35
Situational Fees
Late Fee: 10%
